The Pacific Coast Center

Our office recently took on the leasing of the Pacific Coast center. It is a well-located center at the junction of Higuera Street and Madonna Road. There is a stoplight for easy entry and exit, and freeway access is very close. The center has several suites available, ranging in size from 800 sq. ft. to 4,316 sq. ft. Several uses are allowed, ranging from office to retail uses. Currently, we have one suite available with a large window that fronts on the street facing the intersection. If you recall the displays of the Mac Superstore then you are aware of the visibility of this window.

Sold: 1146 Farmhouse Lane

1146 Farmhouse Lane

There has been a lot of property changing hands across from the airport in the last 8 months or so. A year ago, the area was a forlorn testament to the recession. As of today, there are several new owners of the vacant parcels and many have plans to build new buildings. Some will be owner-occupied and others will be built on spec. Other owners will likely hold the land until an opportunity presents itself. In any case, there is a fair amount of synergy building up and in a year from now the area will be bustling with activity.

1146 Farmhouse, which is the ocher shell building that can be seen from HWY 227, was purchased yesterday by a local user who is planning to whip it into fighting shape and move into it by fall. This will be the first building in the area to be occupied since the opening of the State Department of Industrial Relations building on Allene Way in 2009.

The market continues to improve…

The Clouds are Parting! Recent Sales and Leasing Activity

The clouds are dissipating

Recent leasing activity has been brisk. In the past couple weeks I have completed leases for a bank, a medical billing company, and a real estate company. Two are expansions and another is a new company. This is good news. For so long very few people were starting businesses from scratch, and those that existed seemed to be contracting rather than growing.

Also, we just closed several vacant land escrows across from SLO airport. Several of the buyers plan to move forward with constructions projects in the near future. Vacant land sales and new construction were two other facets of real estate that were dormant for the last few years.

I am just going to come out and say it that the Great Recession is officially over. We have emerged from the darkness. Everyone I speak with about it feels the same way. Those who work in other fields (tech, construction, lending, etc.) continue to see positive indicators just as I do.

202 Tank Farm Leased

I just wrapped up a lease for the 1,600 sq. ft. suite we had at 202 H2 Tank Farm Road, located between Kennedy Fitness and Farm Supply. This was a great unit and I was surprised that it did not lease sooner.

The space was leased by a contractor. We have seen very little leasing activity amongst contractors over the last couple of years, since they were hit so hard by the recession. The fact that contractors are beginning to lease spaces again is a positive indicator that the economy is turning around.

Also take note that the Rental Depot is now open for business in the adjacent suite.

The Sinsheimer Building

We have leased the rear unit of the Sinsheimer building to a boutique/fitness studio. The rear building is beautiful and you will have a chance to see it if you take a class there or stop by at Art After Dark on the first Friday of the month.

There are still office suites available on the second floor, and the entire 4,000 sq. ft. first floor is also still available.
